Island Home Inspectors of North Florida LLC, is proud to offer trusted, affordable, quick and accurate Home Inspection Services in St. Augustine and nearby areas. As a Certified Professional Inspector, with experience as a licensed realtor, investor, landlord and property manager, I am uniquely qualified to provide the most accurate and detailed inspection, revealing the true condition of your home. I use the latest in technology and tools to create the most comprehensive, in-depth inspections in the industry. I use tools such as drones, thermal imaging cameras, moisture detectors and more. In addition, I use sate of the art mobile reporting software. I am able to produce fast reports with high quality photos and videos that can be reviewed with the homeowner after the inspection is complete, on-site before I leave.


Our Comprehensive Home Inspection focuses on 7 key components of the home:
1. Structure - Foundations, crawl spaces, slabs, framing, attics, roof structure, all roof penetrations, etc.
2. Roof - Roof coverings (shingles, tile, metal roof panels, etc.), venting systems, chimneys, skylights, gutters, downspouts, etc.
3. Plumbing - Water supply, water main shut-off location, waste and vent systems, water heating systems, piping, fixtures, sump pumps, etc.
4. Electrical - Service line, meter box, main panel, main disconnect, grounding and bonding system, service amperage, wiring, circuits, breakers, fuses, switches, receptacles, fixtures, etc.
5. Interior - Walls, floors, ceilings, rooms, attics, stairs, fireplaces, insulation, ventilation, etc.
6. Exterior- Siding, windows, doors, steps, stairs, decks, railings, porches, garages, walkways, driveways, grading, drainage, etc.
7. Heating and Cooling - Central heating and air systems, gas systems, heat pumps, thermostats, etc.

When I inspect a home, I'm prepared for anything. I bring a large variety of specialty tools to meet every challenge. In addition to all the standard tools (ladders, flashlights, voltage meters, cameras, probes, etc.). I also use the following specialty tools to better understand the condition of your home:

Thermal Imaging - Used to detect and document issues that cannot be seen with the naked eye. A specialty camera produces high quality thermal images of components such as; hot water heaters, air conditioning units and electrical panels.
Drone - Used to access houses with high, steep roofs, or brittle or slippery surfaces that cannot be walked on. State of the art, high resolution video and photos capture the best representation of your roof's condition. (Note: If I determine the roof is safe to access, I will walk it.)
Mobile Reporting Software - I use the industry's finest reporting software which can be viewed on site. It includes an easy to follow format with detailed descriptions, photos and videos.
Electronic Gas Leak Detectors - Detects natural gas, methane, gasoline, acetone, paint thinner, propane, etc.
Electronic Moisture Meter- Determines the moisture level for wood, drywall, concrete, etc.
Microwave Leak Detector - Detects radiation leakage around the doors, windows and fittings of your microwave oven.
Ultra Violet Lamps - Detects evidence of rodents, pet stains, urine, feces, and blood which are not visible to the naked eye.
Electric Moisture Meter- Detects the moisture level in wood, drywall, concrete, etc.
